Home extension

    We're thinking about adding an extension to our semi-detached house. What we'd like to get out of it is a playroom for the kids with storage for all their stuff, and maybe a utility space for a washing machine and sink.

    What's the normal procedure for planning such work? Should we get an architect to give us our options and draw up some plans, or do extension building firms have a standard set of options for houses such as mine?

    Also when selecting a contractor for the work are there any specifics I should be looking for i.e. should I be asking them about new energy regulations, materials, insurance etc.?

    Any pointers would be great, I (obviously) don't have a clue about these things.
