Plumbing Cost of New Build

    Hello, I am just wondering what quotes people have got for the plumbing for a new build, I will have UFH in both floors, (2500sqft, 3 bathrooms,) oil condensing boiler, pressurised water system. I will get my own sinks/bath taps etc. I am in Cork and the quotes I have been getting have been around the €14K mark plus VAT, I think this seems a it expensive...:(

    I don't think that is too bad , I did a 2900 sq ft one 3 years ago under floor , condensing boiler , 1 bathroom , 4 ensuites, pressurised water system etc something similar ( autually took a holiday to France brought back ware ( excluding shower trays in a van at a fraction of the price they are here including mixers for showers )

    Shower trays, shower doors etc are expensive , & so is labour , took 2.5 days for 2 men to put in the under floor pipes on their own , the second fixing took a lot of time , the plumber spent a week in the boiler house on the second fix
    Another week fitting ware etc

    The under floor materials ( trade price came in at about 8k on its own, manifolds , solenoids etc & the boiler another 2400.00 ( condensing )

    There is about a weeks work for the electrican between first & second fix connecting it all up with stats in all the rooms & then setting it up at the manifolds after

    Its cheaper than any of mine for exactly the same spec/size Cork. Our underfloor is 8k alone.

    That seems quire reasonable. I am nearly finished building our 2500 sq. ft house and the plumbing cost 20k. We went with a pressurised system and condensing boiler etc. The boiler and pumpis alllocated in our garage which is 20m from house so we had a bit extra to suspend on insulated pipe from the garage to ensure no heat loss. Now I could have got it cheaaper. I had quotes ranging from 12,500, another at 14k and two at 15,500. None of those plumbers visited the site or the building and ust priced from the plans. The chap I did go for came three times to look at the build as it was progressing, and talked me through what he was going to do, where his pipe runs were going to go, and also talked me through the materials he was going to use before he gave his price. He came highly recommended and he actually did a job for a good friend of mine and he hasn't any problems, He has now finished the first fix and I have found his workman ship top quality and extremely neat and tidy. Anyone who has came to the house also commented on the workman ship as well. I didn't mind spending extra. To me plumbing is one of those areas where you do not want to get any cowboy. I would fully satisfy yourself with who ever you choose before making your final decision. The last thing I want to do is rip up floors or whatever to fix dodgy workmanship. I hope this helps.
