Steps to take before hiring a builder?

    Hi, looking to get a bit of work done on the house, so just wondering what I need to get from a builder before signing away all the money...
    Have had a couple of quotes from different companies, so have a good idea of the ballpark price(€70Kish, so a reasonably big job).
    Presumably I need to get him to do up a detailed schedule and itemized work breakdown? What else? Do I need to ask to see his insurances? Should I ask to see/talk to someone else who has had him do work?
    Any other advice would be very welcome.

    use a contract, and use a professional to manage the contract....

    do not work on an ad hoc basis....

    Decide what document(s) describe the works - refer to them in the contract you both must sign . Only use an RIAI form of contract- do not sign one prepared by the contractor

    get a schedule of works - indicating the end date

    get a schedule of payments

    get your insurance provider to approve the contractors insurances

    all best done with a construction professional involved of course
