Ok it's not as simple as I had thought, this accommodation thing... I had my housemates picked and about 15 places lined up but I started ringing and I noticed a pattern straight away, most places don't want to rent premises out to students because (1) they don't like to hold the property until september and
    (2) they don't like the idea of a 9 months lease after that...

My questions are (1) isn't it a bit risky leaving the deposit too late? Or is there always houses/apartments to rent at good prices even in august/september? And (2) what do people usually do do they pay for 12 months and leave it idle over the summer? Or do you rent for 9 months, clear out at the end of term and find a new place next year? I can't imagine having to move each year but besides getting a years lease is there any other way around it?

Am I the only person confused here or does anybody know what I'm talking about? If it makes a difference, I'm looking for accommodation near IADT Dun Laoghaire.

In fairness, if you were renting out a house, would you willingly leave it vacant for 3 months when you could be at least trying to get some income on it?

Its too early! Leave the house hunting for a few months I'd say.
