Leaving before lease is up

We're in the second year of renting and have just started the process of buying a house. The whole thing has happened pretty quickly and we're just about to give notice to the landlady as it looks like the sale will close before the end of June all going well. We'd obviously pay June's rent or she can keep the deposit. We've been good tenants and kept the place in good condition.

We signed a lease for the first year and the landlady gave us another 1 year lease to sign which is due to run until the end of August.

Going by the lease (dowloaded from myhome website) I'm concerned that she might look for the rent for July and August because of the way the rental market has gone. It's a popular development for renters though.

Has anyone found themselves in a similar situation?

if it's only for two months, she may not bother.

However, it is important to note that you are legally liable for that rent, so if she does go after you for it, she'll get it.
