    Hi,

    Can anyone give me any advice on the best form of advertising for the scenario below. Business is ticking over but need to build and haven't got the time to find the best marketing medium by trial and error. Thanks.

    The Product
    Property Maintenance Company
    Specialising in apartment developments and housing estates not under the charge of the local council.

    Key Selling Point
    One stop service. This means we cover all aspects of building and grounds cleaning, maintenance and improvement.
    One fixed price for all services for the year. – Major selling point
    Facilitates budgeting. Cheaper in the long run. Improvements are part of the package so facilities normally better at the end of a period.
    Neglected developments get brought up to scratch without any up front extra charges.
    Looking to build relationships with clients for the long-term
    Pro-active.
    Personal attention from proprietor.

    Target Audience
    Management Companies.
    Management Agents.
    Landlords.
    Developers of (small) apartment developments.
    Residential associations


    History
    Started a number of years ago in the ‘good times’ to look after the properties of a number of small businesses and landlords.
    Evolved into apartment block/small development maintenance.

    Objective
    Short-term/Immediate - Add a couple of developments/customers to the existing portfolio but not to over develop and lose quality.
    Long-term – Develop a higher profile so that when potential customers will be tendering for services they will know we exist.

    Budget
    Small to none.

    Here's one tactic that might work.

    Put together an e-book on property maintenance in Ireland. Give some advice on what each of your target groups should look for in a high quality property maintenance service. Drop in a few case studies from your previous jobs. Try to identify the problems that each group currently faces.

    Then give them a call and say "I have just published an e-book on Property Maintenance in Ireland and I would like to get your feedback on it". Ask them if they would like a free copy emailed to them. If they like what they see then they may be motivated to look into your business a bit more.

    I hate cold calling but in this case it may work.

    They key is to avoid the hard sell. Your e-book should be helpful but also show in a very subtle way why you are better than your competition.

    I've used this ebook technique for about 5 years on a variety of topics, and it works a treat.

    If you have a website, you could create a simple landing page offering the guide (in return for the persons name & email address) and their permission to add them to your newsletter list.

    Advertise on Google Adwords for the keywords that people use to find your type of business. It's cheap and you can set your budget to match what you want to spend.

    The ebook will position you as an expert, you'll build up a list of people who are specifically looking for your offering & you can keep in contact the potential customers going forward.
