Issues with Building an Office

    Hi

    I am based in Co.Galway & want to start to work from home,
    I want seperation between work & home so have decided to
    build an office away from the house, the office will be for private use
    mainly but I may need to hold staff or client meetings there.
    Is there anyway to avoid planning if i keep it under 75sq/m?
    if i do go for planning what issues, apart from aesthetics am I likely to meet?
    Also what are the rules regarding a fire cert? Do i require one if the building is private?

    Any advice would be much appreciated!

    seperate structure, 75m2 floor area for office use.
    You need planning permission and a fire certificate.

    The only way I have seen around this is by using old out buildings for these purposes.

    Requires planning permission. Easier if attached to the house. The Council's generally don't like seperate structures for home offices!

    Keep in mind that if it attached to the house, the office will be exempt from requiring a fire certificate and the more onerous requirements for fire safety for offices if it is under 50m2.

    Also a 40 sq/m extension to the rear of the dwelling, subject to other conditions, would be exempt from planning.

    Could it not form part of the house with a seperate external door?
