    I’m looking to get a retail unit 50sqm to 60sqm around the high street/main street area of Tallaght. There doesn’t seem to be much retail units available on the net but I was talking to an estate agent today and he was saying that sometimes the units are being let privately.My question is does anybody know of one to let or has anybody got one and is looking to let it.
    Also on the rental of the units, how much do you think I should be looking to knock off the current rent price and do you think it’s possible to get a rent free period for the first 6/12 month or am I asking for to much?:confused:

    You would be quite lucky in this market to get any rent free period on a short term lease. On a long term lease my guess would be about three months at best. Lets face, it if you were a landlord would you like to have no rent coming in?

    Your best bet is to see what the local market is attaining in rent premiums. If you are a good negotiator you might get 5, 10, 15 or 20% off if you are good at horsetrading.

    Long Lease 9 - 12 months, Short Lease 6 months

    IMO you need 40% off the going rate wherever you are. Retail has not bottomed out yot

    I can understand from a landlords view,but i`d be looking for longer lease(I had 10 years in mind)
    I would also be putting 70-80k into it with stock,fitout and advertising.So I would not be looking for a quick exit

    There are new retail park units down on Airton Road (just off the Greenhills Rd), in Tallaght advertising an attractive flexible/5 year lease term with first 12 months rent free... OP, I don't know if you are retail or if your business would be workable from a retail park but this place seem desparate for tenants and you can't get better than a 5 year lease.

    If this is the place next to smyths toys you are talking about, watch out. I drove through there yesterday and was shocked at the businesses gone. Its like a ghost town up there.

    There are several empty units on the row. Try ringing some of the estate agents and see what they have to say. I have had dealings with Anthony in Lowe and Assoc. He seemed to know what was happening. Try giving him a ring.
