    ive been living in an apartment with 2 others for the last year - we signed a new lease in jan till next jan. after this there was a problem with the electrics in the apartment the switch to turn on and off the cooker went on fire. we notified the landlord who sent someone out to look at it - he agreed that it was a problem and also dangerous and said he would send someone round

    no word from him after that - we were ringing him for 6 weeks - he simply ignored all messages and phone calls. we notified him that we wanted to move out as he has just been ignoring us - he also ignored this. so at the start of this month we didnt pay rent and guess what - got a phone call straight away asking us to put the rent in. we said we would when the cooker was fixed - he said fine, he would send someone out the next day.
    we didnt hear from him again - cue more ignored phone calls and texts.

    he called today to say we have to pay the overdue rent today or move out tomorrow (24 hours notice by phone, no written notice at all). we are not too worried as we want rid of him anyway. what is the situation now as regards the lease - it states we are liebel for rent for the duration of the lease if we break it but to me it looks like he is breaking it by evicting us without notice.

    does anyone know what the standing is on this?

    thats an illegal eveiction he cant do that.

    contact threshold and lodge a complain do the same to the PRTB. Call , email , text your landlord to advise you have done this.

    and stand firm. also if hes not registered with the PRTB I suggest you tell him your going to contact the revenue (if hes not registered withthe PRTB im guessing hes evading tax)

    watch him jump quick smart and fix your issues.

    let him go ahead with his illegal eviction. He is about to give you alot of money as soon as he attempts to evict you in this manner...

    let him evict you, go to the prtb and a solicitor.. was only a few months ago someone got €12000 for an illegal eviction.

    none of us actually want to stay there anymore so we dont mind moving out tomorrow - just wondering if he as any grounds to come after us for the rent for the remainder of the lease?

    yep that seems to be about the going award rate from the courts for an illegal eviction

    He's only going to abuse the next tenants in the same way.
    Take him to the cleaners, so many landlords think they can wash their hands of a place after it's been leased.

    While it does say it in the lease, it would seem an unfair and disproportionate term.

    Talk to threahold and the PRTB. If you are going to hold the money, put it aside in a separate bank account.
