Buying a site

    Am looking at a site at the moment, the farmer has it fenced off already and it is 1/2 acre, will i need to get my own engineer to check that the site is mapped out properly or can I take his word for it. Trying to do things on the cheap.

    You could take his word for it, but if it turns out to be less then the land your buying or if the title deed does not reflect the reality on the ground and you have defective title to the property is it worth the risk that not having a survey would save.

    You could of course read the description on the deed/map and try and work out for yourself if it matches the land he is offering and go an measure yourself if its 1/2 an acre, with a surveyor you have a right to sue someone if things go wrong.

    Is is best to get it checked out. Its prob correct but for peace of mind etc

    I have seen situations where people (admittedly very rarely) havent done this but when they go for planning permission there engineer tells them that they do not have as much as they thought which leads to all sorts of bitterness and very annoyed purchasers.

    As the site is marked out you are deemed on full notice and it is very hard to say afterwards that you didnt know it was less than 1/2 acre.

    It varies of course but €200-300 should cover it.

    It is a very simple task that will potentially avoid all sorts of huge difficulties down the line and if you dont get it checked you will look very foolish.

    Do get an engineer - does it have planning permisson? Is there room on the site for septic tank / soakage / percolation etc etc.
