building prices

    hi all
    just wondering bout prices for a builders finish on a 2700 sq ft house? have got quotes from two builders 160k and 200k

    depends on location and spec. but those would be realistic figures.

    As muffler has already said, Location and Spec...

    e.g. I have received 4 quotes for my build :
    3,600 sqft, Timberframe.

    1. 507k
    2. 485k
    3. 465k
    4. 420k

    All left items out of the spec and NONE quoted me for the spec timberframe that I asked for. Items left out included MHRV, Airtightness membrane, etc..

    I tried to give as much details as possible in my spec to the builder (25 page document) in order to be able to compare like with like and avoid 'extras' but none of them abided by my instructions.
    Anyway, it's difficult to say whether your price is a good one or not because we don't know the spec.

    Get a few prices and if they are all somewhere around the same price, that should give you a fair idea.

    What was your basis for your 25 page specification document?
    I am trying to put a specification document together at the moment and I am trying to decide where to start and how much detail to include.

    Hey Johnny,

    I basically broke it down into different sections and detailed as much as I could (which was relevant to my build) in each section.
    i.e.
    Preliminaries
    Site Services
    Groundworks
    Floors
    Walls
    Ceilings
    Roof
    Electrical Fit-out
    Vertical Drainage
    Heating System
    Plumbing
    Heating Source
    Ventilation
    Vacuum System
    Decoration
    Provisional Sums

    I was hoping that this would eliminate extras and get like-for-like quotes from the builders but it was not to be...

    these were just quotes for builders finish standard electrical fit out and standard plumbing just boiler and rads.doors skirting and architrave no finish flooring

    Builder I recently spoke to gave me a good quote for a house renovation and large 2 storey extension build to pre painters finish(ready for painter to paint internally)

    Asked about a better price if paying cash and he knocked ALOT of the allready good quote.

    Builders are more or less fighting eaching/bidding against each other just for the work nowadays.

    i'd just be worried paying cash as if there are problems and some of the work is off the books....
    Having recently completed a large renovation and extension job i would recommend using a quantity surveyor to do up a bill of quantities from which tendering builders have to price the job, using this each facet of the job is itemised and priced as 1 item, which means you get a realistic idea of overall cost and it leaves no room for builder at the end to try charge for extras (which is where a lot of people seem to get snookered)

    Just coming to the end of a 2700 sq ft build and the one thing I would say is that price isn't everything. I got some ridiculosly low quotes and having went to see some of the previous work I could see why, the quality wasn't great. I think one thing that has been said a lot on these boards is that a low price can mean low quality, it's not the case in all aspects but just something for you to keep in mind. Just be wary as well that you have everything you want in the quote as the "little extras" that are not included can add up very quickly!!!
