NEW or EXISTING Dwelling question.

    Hi all,

    I am hoping someone can give me a speedy answer!

    I have just assessed a brand new apartment, that was built to 2005 TGD L Building Regs, and is now ready for sale (sale in progress).

    Do I enter this as an Existing Dwelling, or as a New-Final dwelling?

    The reason I am asking is that if submitted as an existing dwelling, I get error notices saying that the Wall U Values, and the Thermal bridging factor differ from standard (basically wall U value and Thermal Bridge factor are below defaults).

    However, when entered as a New Dwelling, these error notices disappear (since the U Values and Bridge Factor are now acceptable).

    You need to establish when it was built.

    If planning was applied for after 1st Jan 2007 it is a new dwelling.

    If planning was applied for before 1st Jan 2007 and it was substantially complete on the 30th June 2008 it was previosuly exepmted as a new build but know must be assessed as existing.

    If planning was applied for before 1st Jan 2007 and it was not substantially complete on the 30th June 2008 it is treated as a new dwelling.
