Project Manager Cost - North West??????

    Hi
    We are building a house in Donegal but live in dublin and would like to employ a project manager/site person to co ordinate the trades, source materials, do various odd jobs associated with the building of the house etc. i have an architect so really need someone on the ground just to be the eyes, ears and to arrange and co ordinate everything. We would obviously pay the trades and for materials.

    Does anyone have any idea what the cost of this would be - asking around peoples estimation of the cost seems to vary hughely!

    Any help would be greatly appreciated!

    IMO u need to sort out who is doing what here as the rather blase way you describe various items here is a recipe for disaster.
    do various odd jobs associated with the building of the house etc.
    smacks of a Victorian/ Upstairs/Downstairs approach.

    I am not surprised at the discrepancy in cost estimates: my quess is 15% of contract price

    You could certainly engage someone locally here in Donegal but will it just be to project manage the construction of the house only or will stage payment certs and certs of compliance be required at the end of the works? in other words will you have a mortgage on it?

    Don't restrict yourself. Most good carpenters are builders. A carpenter is a guy you could have on site from the start of the build to the finish. I'd suggest looking for a good carpenter offer him work for the duration of the build and then offer him a fee to project manage/foreman. That way you can keep an eye on the materials and relax a little.

    The key is finding a good person.

    Essentially, you're offering a guy X weeks of secure work and a bonus at end for treating the build as his own.

    Look for references . Speak to people who have used the guy before in that capacity and who would be happy to recommend him .

    You are placing a hell of a lot of trust in this guy . Price has to be secondary consideration . You won't have the same "comeback" like you would if you entered into a building contract with a contractor .

    I actually have a good guy in mind who would be trust worthy, honest and a good allrounder. He is a carpenter by trade and has managed several other builds.
    any suggestions as to what i should offer him ??

    there have been a load of redundancies and a lot of very good men are not working.

    I overseen a build for a friend recently as a favour. Went really well. As a carpenter I knew exactly what needed to be done and had good contacts . The only aspect of the build I was not as familiar with was the ground work.
    But all you need there is a good ground worker for a few weeks.

    It was my first start to finish project .

    I know for a fact that Donegal and Derry are full of lads who would jump at the opportunity.

    glad you agree GSXR1, I'm thinking of going down this road myself, but I'm sure there are many pitfalls to watch out for. Congrats on your first start to finish build!
