Project Manager !

    we will be digging out foundations for our house next month, we are going it alone. We would like a project manager to manage everything for us.
    Can the project manager be an engineer and sign off the certs for mortage drawn downs and what kind of money roughly should we be looking at for his/her services?

    large 2 storey in midlands

    I am sure that you can employ an engineer to do it for you, but I think you'd be better off with a quantity surveyor TBH. As for signing off the certs, AFAIK the person you would have to sign it off would have to be on a list of approved persons from the bank, I know that we had to have their guy come out to inspect the work and then sign it off so that they would release the money (that may just have been our banks requirements though). You should have no problem getting someone to project manage it for you at this time, and I guess that the cost depends on how involved they need to be in the project, if you are going to ask them to look after it from start to finish, then I would say the cost will be reflective, ask them for a fixed price quote then get it in writing.

    Our PM is a qualified Civil Engineer - so the mortgage company was happy with his qualifications. He is charging us 8k to manage the job for us (direct labour). I couldn't do it without him (well I could, but I'd have to give up the job and make 100 **** ups in between :))
