Lease not signed but living in house?!!

    I rent a house with a few guys & have been here a few months. We haven't signed the lease & the landlord hasn't asked for it. Is it beneficial to us the way things stand? We have paid deposit etc.

    The residential tenancies act 2004 takes precedence over any lease so in one way you have a lease just not in writing

    From the 1st September 2004, where there is no fixed term agreement such as a lease or contract, a landlord may terminate a tenancy in the first 6 months without the need to give a reason by giving a minimum of 28 days notice to quit in writing. The maximum notice period that can be given in the first six months is 70 days. The Act introduces a greater security of tenure for tenants. Where a tenant has been in continuous occupation of a dwelling for more than 6 months without a valid notice to quit being given then they are entitled to remain in the property for a further three and a half years. This is known as a Part 4 Tenancy:
