retention applaction ?

    i think im in deep sh***, i got planning 5 years ago this month just before i got accepted the planning they sent me a letter to say they wanted to change my dormers to more traditional dormer style ,when my engineer sent this letter back to them with changes , i also asked him can i have the house raised up abit and moved to another place on the site ,i also wanted septic tank and percolation area moved and wanted attic trusses instead of a cut roof,so when i got approved i got my engineer to come out and get my levels and show me where to put the house which i built to the specs of the changes i wanted , so 5 years later house finished, living in it a few years now and i have to sell to pay back loans i got ,
    the buyer sent out their engineer and he said the house/septic tank/percolation area were not in their right places and roof built with attic trusses, so they pulled out ,
    i was told i have to put in a retention for the changes so i was wanting to know if im in deep sh***,im worried that the council will make me knock it down , i couldnt even afford to do this as ive no money these days .
    is there anyone out there who has been in this situation and had to demolish their home.

    just to make matters worse my depression has came back after a few years being ok ,think this will kill me if im told to demolish my home ,everything was going ok then this recssion hit and delt with that then this comes along like a freight train ,i dont no what to do

    First of all annoyed stop worrying, Co Councils are quite reasonable (sometimes) people, Irish people are forever changing things moving things around so retention applications are quite normal, it will cost you a few euro's, you should see if your original engineer still has the drawings, it will be cheaper for him to modify them and submit than to get them redone by someone else. Make the application and wait for two months and you should get a positive decision. Co Councils rarely make someone knock down their house unless they have totally disregarded the entire planning process, you had permission for a relatively similar house on the site so I'd say you are 99.999999% ok.

    I,'d concur. Don't worry about it. The retention application should go through the council without much problems even with the variations. Pity you lost the sale over it.

    From what you've described I cant see a major problem. Nothing to worry about to be honest. But you will still have to rectify the situation. Talk to your engineer again.

    i hope so , my whole nervous system is a wreck at the moment , ive lost a stone in a week with this ,i just hope the planners are ok with it , i think the changes are really extreme. wish my enigneer had put them changes in when i asked him , i even have a completion cert for all this ,
    i was onto the enigneer and he is going to sort it this week , i might go to a pre planning meeting a see one of the planners early in the week

    A similar issue arose on a project a friend of mine was building in Kerry, we held our hands up & they were quite understanding. They are not out to get anyone bar the thick ignorant builder/ developers who think they are above the process!

    I have a similar question:

    North Tipperary: Full planning approved and granted in 1999 for bungalow, house built in 2000, carried out an attic conversion in 2001 which has two bedrooms, large landing, bathroom. There was no interference in the roof structure apart form putting in Velux windows one of which is to the front of the house facing the road and fields.

    I want to put the house on the market now, Will I have any problem in terms of getting retention? or planning regs, as it was completed 13 years ago and building standards have changed significantly, there is no issue with height as the house was designed to accommodate an attic conversion.

    What advise can anyone give me?

    Seek advise from local arch / arch tech. In my personal opinion you need planning retention for attic conversion
