70 acre farm rent

    what sort of money would i pay to rent a 70 acre farm around south limerick on a seven year lease. it has been rented by various people for the past 10 or 12 years and has little or no infrastructure and no SFP. its heavy enough land too in places but with about forty acres of good land. hedges and ditches haven't been seen to for a long time either and fencing, water troughs and gates are practically non existant.

    Sorry to hog the thread,

    I'm in a similar situation. Going to look at 46 acres this evening on a 6 year lease. There's no sheds with it. Its supposed to be reasonably good land and this is its first time lease. There's €5500 of a single payment on it. I will be eligable to claim €99 per hectare or area aid on it and I will put it into REPS. What do you think would be a reasonable annual payment on it? I know that I will have to pay back the single payment in full, but how much should I have to give along with it?

    Some people that I have been talking to think that €100 per acre per year will not secure it?

    depending on its quality,etc... is there water laid on--ie mains? or well....is there power supplied--for a fencer!
    i'd say between €125-€200...

    what its going for in louth--hard to come across parcels of land for long term lease's...

    know of 1 dairy man--leasing 60acres+slatted sheds! for €370--about €100 is for SPS/area aid! is good land--but unprofitable at that price!

    depending on the lands quailty+is there water/power laid on,..ie,is it a mains water supply!
    u'd pay mayb from €125-€200

    Just to follow up,

    I put these 46 acres to €10,000. Its ok land located in Longford. 30 acres of good land and 16 acres of only reasonable land. Just has a call from the auctioneer to say that its gone to €11k now. Unfortunately I'm out at that. I could have been able to claim €7k on it between REPS and area aid. But it just does not justify what I would make back from it.

    Goes to show what price land is making. Anyone that can rent it for €100 per acre should jump on it.
