    Hi guys & Gals

Doing a BER on a 3 Storey Terraced Town House, have done a few BERs at this stage but this type of dwelling will be a first.

You enter at the middle level, footpath level, two bedrooms & bathroom at this level, with 2 bedrooms on the next level up. Now you go down stairs to the living room & seperate kitchen dining and out the rear to the back garden.

Now this lower level? Do I take this as a basement level or do I take the whole house as a 3 storey dwelling? As its only below ground on one side?

Thanks for any input or advice.

I personally would contact SEI on that matter. Its a tricky one. You might even have to take the dwelling as 4 stories.
