upgrading conservatory to sunroom

    we've been looking at upgrading the above. we got one quote and are in the process of geeting a second one. the second quote will include an engineers report just wondering what the story is with these reports. are they legally binding, do they exhonorate the builder from any action that could be taken at a later stage etc.
    also can anyone recommend a good company that does sunrooms around the dublin area.

    If by conservatory you mean a room with glazed walls and glass/perspex roof, this may not have the required structural supports at eaves level and at the corners for conversion to a sun room, (ie it may simply have been constructed using reinforced sections provided by a glazing company) If there aren't adequate structural supports and you intend putting on a slated or tiled roof it is likely that this is what the engineers report will refer to.

    As far as exonerating the builder afterwards, this is not the way it works. The procedure is, the engineer inspects the existing property, advises on what's required to complete the proposed works correctly. Builder works to these specifications and engineer should inspect works as they proceed to ensure compliance with spec and building regulations (and PP if applicable).

    If all done in accordance with these there should be no problem.

    If there is the engineer is your first port of call to establish what went wrong.

    /IMO If the engineers report is provided by the 'builder' you have no comeback against the engineer as you neither commissioned or paid for the report.

    Good Point Carlow52. Obviously the engineer needs to be independent and carry professional indemnity insurance, and be acting on the OP's behalf.

    we have a conservatory at the moment, but it nearly past it's sell by date. we're now looking at getting the conservatory pulled down and building a new sunroom with solid roof using the foundations of the conservatory.
    the quote we're waiting on.
    the guy came out gave us all the info about what needs to be done. and mentioned the engineer and part of that was he said we'd pay the engineer directly. he has a regular enginner that he uses but said we could get any engineer to inspect the sunroom.
