I Have a just recieved planning and have a chicken and egg question. My architect is about to start construction drawings. I have contacted an energy assessor and part of the prerequsite is to have detailed construction drawings. It seems unusual to have construction drawings first. Will it then effect the construction drawings. Lastly I plan to employ a QS for building list or BOQ.
So in short is this the best sequence before tendering out the contract to builders.

    -) Detailed Construction drawings.
    -) Energy assessment
-) QS Building list or BOQ.
    -) Tender.

The best option is to hire an architect who IS an assessor too .

Alternatively locate an assessor who is also a construction professional to act as a consultant to the architect (i.e. pay him to do this ) as the construction information is being developed

You cant separate out the 2 processes they intertwine

My understanding is you have planning drawings. If this is the case then give these to a BER qualified building professional (Arch Tech, Engineer, Etc). Get them to do a TGD Part L spec. and rating. Give this to your Architect who will produce the working drawings using the info provided.
