Measuring area of living space

I'm trying to measure the living space of my two story apartment and I've hit a bit of a brick wall (pun intended) when measuring the area of the stairs.

Its a stone U shaped shair , I've attached an approximate representation of it.

When I come in the apartment door the stairs is to my right and leads down on a right spiral to the basement. Outside my apartment door the stairs continues up on a left spiral to the next floor.

I was thinking that I would just measure the square that the stairs occupies but I don't think its correct.

How is it measured ? also there is a small space under the stairs we have a coat rack, is this counted as well ?

Any help accepted, this is confusing the f*ck out of me and my missus.

In your case the floor area is measured inside the external wall all around including the stairs ope (as if it wasn't there);)
