Building Planning Advice.

    Have an idea for the west of ireland where im living now. Land is bout a mile and half from westport town. Ive drawn up plans for a club house. The building itself would be georgian style. The ground floor would have entrance hall and reception in the centre with access to changing rooms and showers at rear of hall. To the left and right of this hallway would be two gym rooms. A gym for boxing solely and a gym for Mixed Martial arts the other side. Upstairs would be the club bar. a decent sized bar serving food and frefreshments etc. Also there would be a room upstairs for about 4-8 pool snooker tables. A smoking terrace would also be coming out ontop of lower building. There is 4 acres around this property so no houses implicated by it. What kind of planning do i need for this. Would it be difficult to secure a licence for the club house bar?? The club would hopefully rehome or renew a boxing club that stopped years ago. It would also intorduce the ever increasing popular Mixed Martial Arts fighting. The aim would be to create a recreational facility for local people and provide fitness and dicipline to youths. Is this a good project idea?? What planning implications would i have?? Any help greatful.

    1. The answer to this is arbitrary. Is there a social, economic or fiscal need?

    2. It requires planning. For more info contact your local authority.

    You will need full planning permission, soil tests for percolation area and waste water treatment system etc (if you can't connect to the public mains). Look at the development plan.

    How about putting in a driving range and a pitch and put and a members club / restaurant for the evenings. If it is in a good location etc.

    Water would be supplied via well allready present. Which has an exellent flow and allready has 15+ visitors per day. Neighbour just opened a hotel with 9 hole golf course so golf would be outta the question and 4 acres would not be enough for such a plan.

    Definitely would be a social need. Dont quite understand what u mean by a fiscal need? Allthough i think there are government monies available for such projects. Without doubt it requires planning. But i want to get an idea of the type of planning required and what sort of liquor licence can be obtained.

    Im goin to need a liquor licence of some sort if i want to have a club bar and recreation facility like. Dont know what ur prob der is.
