Any Exemptions for BER Cert??

    Hi there.

    Just researching a bit about the BERs and would like to know if there are any exemptions when a house hasnt to get a BER cert. I know a listed building is one of these. If a house is an old derelict house, unused - has it still to get a BER cert??

    If its not habitable like an old derilict house im sure it probably dosent,
    but if you do it up and sell it on then you'd want one.
    Unless its under 40 or 50 m2, just off the top of my head there. someone might correct me on that

    if you can live in it or make money in it you probably need one.

    there is a section in the DEAP Manual that deals with this i think.

    Basically if you're selling a derelict house, you have to be sure that it is indeed uninhabitable (unfit for humans!) i.e. no windows/roof or heating system or roof or whatever.

    I would presume then that if a house has no roof whatsoever, then by right it would be impossible to carry out a BER survey.

    I read this somewhere but I can't for the life of me remember where.
