Possessory Title Definition?

    Hi All,

    I dont need legal advice as I have a Solicitor already and I have read the forum rules etc. I wasnt someone to explian what Possessory Title is in plain english if possible, and in context to the below situation.

    Background is..

    Buying a house.
    Clean Title on house site per Solicitors evaluation.
    Possesory title on communal grounds (road and parking) part of sale for 1/5 of communal grounds.
    Right of way title on road which is part of above possessory title
    Estate has only 5 houses and communal ground not handed over to council.

    From what I have researched Possesory title is when the registry office has no confirmed proof of title of land or there is a discrepency somewhere in historical data...is this correct? After 12 years it becomes absolute title?

    Could someone with better proof of title come along and take title on the communal grounds...even if they did wouldnt the Right of way still stand?

    Hope this doesnt breach rules if it does I apologise as I said I have a solicitor working for me who has emailed me the abve info but cant get a grasp of what the problem is here and im away on business on opposite time zone so cant get to talk to him ATM on the phone..each email just confused me more.
