how much to fix a leaking balcony?

    We have a leaking balcony. What needs to be done to repair it? Is it just a case of putting down some new flashing or would we need to go pulling anything up first? Any idea what this would cost? The balcony is about 8 years old.

    Depends whats leaking. There is a product that will harden like cement its 20 euro a tube(its a double tube when both are mixed together it hardens like cement). Thats if you can see the leak.

    We can't see the leak. Just that it's somewhere along the balcony perimeter. What distance would one tube cover? I suppose we could cover it bit by bit till it stops :)

    It really depends, what is the build up of the balcony?(I think you mean terrace but thats beside the point)
    It could be condensation due to lack of insulation, a damaged flashing, a pin hole crack in the waterproofing, a leaking outlet gully.

    This is very tricky, because its hard to see where the leak is, best solution is to waterproof the whole lot again, a spray on waterproofing material like rhinolinings would do the job, would fix the problem but might be overkill. to patch it look for joints at any point in the waterproofing (usually where it overlaps and is welded) and look at the lead flashing and see if you can see any weak points - paint on rubber like sealers might give you some peace cheaply

    we used to fix a lot of them in bettystown , find the dammage , it was consistant with the devolement , inject the dammage with resin and put a seal coat over the rest of it, havnt been called back yet , thats over two yrs ago so must of worked

    Hi I have an apartment in Bray where the duplex apt balcony is over my bedroom. the floor of this balcony is leaking, I have tried to have this fixed many times with different roofers but it is leaking again, any ideas?
