extension to shed, do I need planning permission?

    hi,

    hope someone can help here, we have a stone shed measuring 12ft x 21ft , this shed is the only structure on the land, do we need planning permission to extend the shed, if no, what is the maximum size of extension we can add without planning, remember this is a shed, not a house!

    Afraid you can't.
    The maximum premitted area for an exempt shed or similar is 25m2. This is the sum total of all such structures.
    You current shed is right on this limit

    In this case the land can not be considered to be "within the curtilage of a dwelling" and therefore does not come under the exemptions associated with a dwelling.

    If the building is used for Agricultural purposed then these have their own exemption limits and conditions.

    So, you need planning permission for any development associated with a dwelling, imo.

    unfortunately then you need planning, had it been for agricultural purposes , the chances are you most properly would have been exempt.

    When was the stone building constructed?
    (unusual to build a stone shed away from a dwelling)
    Was it pre-1968?

    Was it originally a dwelling or part of a dwelling.
