Price ideas for additions to building quote

    Hi all,
    I’ve received a quote from a building contractor & I’m trying to determine whether or not we can afford it.
    You see, there are a number of extras I want to include, & I want to also account for some finishings so I can get a rough estimate of the total cost of building if we go with that contractor.

    I’m not looking for exact figures or anything, & I’m not expecting one person to be able to answer all my queries, but I know there are a lot of ye on here who have built your own houses, so might be in a position to give me a ballpark figure.

    So here goes, & I’d appreciate any help at all you can give me. Even if it’s only for 1 or 2 items.

    It’s a 2600sq ft 2 storey block house. Will be using attic as 3rd floor.

    Quote includes industry standard wall & roof insulation. I want to up the level of insulation. Not to the most expensive, but prob somewhere inbetween. Any ideas on how much extra the upgrade will cost?

    Having a central staircase with balustrading on the landing covering a complete stretched 50 pence piece shape. This has been quoted in red deal. I want it in pine or oak. Any idea how much extra?

    Need price of another set of stairs. These will be hidden in a closet going to 3rd floor, so only need to be basic, & in any material. Again, any idea of price?

    Quote includes industry standard windows. I want a better spec of window. There’s about 30 windows.

    All windows quoted are ordinary type windows. I would like to change 10-14 of these windows to Sash windows. Any idea in the difference in cost? Also, can you get decent quality PVC sash style windows? If you know of any, would you mind directing me. Seen some in the RDS a few months back, but they were of a terrible finish.

    Quote includes red deal internal doors & architrave. I want pine or oak. How much extra? There are 18 internal doors

    Quote includes oil condensing burner. I want an air to water heat pump. I.e. a Daikon. What’s difference in cost between the two

    Want to install a HRV unit. Any idea of the cost.

    Quote doesn’t include flooring, plasterboard or skimming to 3rd floor attic space. Chipboard (or whatever you would use) would be adequate for flooring up here. Any idea roughly of the cost of this

    What would be the cost of 3 standard velux windows & additional installation cost during build (if needed) for attic space

    Sanitary wear. Just average priced suites. 1 downstairs toilet. 1 bathroom, with Jacuzzi bath, & shower, 2 ensuites with showers

    The site is on a hill & will need a substantial amount of digging out to prepare for house. This is not included in quote. I know this particular one is like asking how long is a piece of string, but for those of you whose site wasn’t particular flat, would you mind telling me how much it cost to dig out, so I can get a rough idea

    Any idea of the cost to tile a new house of this size. I.e. all flooring downstairs, except 2 reasonable size living rooms & small office, kitchen wall tiles, & bathroom & 2 ensuite floor & wall tiles upstairs

    Cost of wooden flooring (think it has to be engineered for UFH) 2 reasonable living rooms.

    I know there’s a huge amount there, but hopefully enough people will read it who will each have an idea of different parts of my list.

    On the insulation, you should always try to hit a higher end of the todays regulations, as they could be the bottom end of the 2010 regulations. What I'm going to is have

    - 4 inchy cavity with hardboard insulation,
    - all internal wall insulated slab,
    - insulation membrane around perimeter of internal roof structure,
    - tape & seal window permimeters
    - possible external wall render
    - insulated stud partitions

    Also I don't see you mention anything about floor insulation - this needs to be included in your specifications. Don't go with the bare minimum here, as builders can achieve the min floor insulation requirements with the cheapest kind of floor insulation you can think of.

    Hoping to achieve an approx U value of 0.21. I had another option to get down to 0.19, but doubt it's worth the extra money to get that extra 0.02 :)

    If your going to install a HRV then you will need to incorporate the cost of getting your house as AIR TIGHT as possible. If your house isn't air tight then you will never get the maxiumum benefit from the HRV

    Would you be able to give me a rough price of what that's costing, or better still, how much extra over standard insulation it's costing.
    Cos, at the minute I'm trying to work out a rough costing for everything more so than actual specifics.

    On the doors and stairs, I am at a stage where I have been looking at these and from looking around and from what the carpenter has told me you are looking at oak being at least 2-3 times as expensive as red deal, we are going with a red deal stairs with oak steps and bannister, we are going to paint the red deal white. I have seen a finished one and they are quite nice - there are a lot of options for stairs out there...

    Thats alot of options, I would say your best bet would be to go back to the builder or a Quantity Surveyor to get prices.

    "A stairs" doesnt really give enough detail to price. Door styles and brands will determine the cost more than the material. The method of insulation will be a higher cost factor than the ammount increased.
