Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

Assesing A BER assesor

    In the last month I've being approached by at least 10 people looking for information about the BER assessment and more importantly who should do it. I'm not qualified to do it and I 'm tried of getting letters through the letterbox from assessors who I've never heard of.

    Now before I recommend anyone and put my own reputation on the line as it would come back to me if something was wrong. What should I look for in a assessor.

    Insurance ( I assume PI)
    Qualifications
    Equipment

    What questions should I ask to find the professionals from the cowboys

    Firstly Insurance. They should have both PI and PL. SEI recomend a min of €1,300,000 PI and €6,500,000 PL.

    Qualifications. They should have a good construction related Qualification (min level 6 on the national framework of qual). Previous experience in construction is also helpfull.

    Equipment. There is no specialist equipment involved. Standard surveying equipment.


    The bit i highlighted is the one which seems to cause most issues.

    I'm sure you can work out what one of my businesses is, but I don't advertise the fact because on boards as most of the time as any information is met with sarcastic comments.

    Thanks topcatcbr for that, I have plenty of names of assessors but it's just that if I recommend anyone to a client and anything goes wrong the client will view it as I’m as much in the wrong as the assessor. Just covering myself by making sure an assessor is properly qualified ie, then not my fault.

    For anyone doing BER assessments if then can get contacts with Auctioneers or Estate agents as their the people who will have a constant stream of people looking for assessments. Maybe quieter this year until it’s enforced more but just look at Daft and all the properties there and they all need assessments.

    P.S. Sending spam through the contact details of Daft to agents does not work.

    Damn you, you got there first..:)

    Personally I know a couple of EA's who make recomendations. They generally let one or more of the following help them make up their mind

    1. a small referal fee (not recomended)
    2. lowest prices
    3. most professional
    4. people they know /met, that they feel fit the EA's corporate image (well spoken, good appearrence, inteligent....)
    5. if the assessor can add something that helps the EA and home owner with out costing much more (I also provide additional services that are taken up by about 75% of the property owners of the assessments that I carry out)

    I would suggest you chat to the IAVI or IPAV. Probably best to refer people to a short list or the SEI list. If you would like any further info feel free to pm me.

    I think reccomending anybody is a bad idea, show them to the list of registered assessors on the SEI website and let them do the research.
