    Hi,

I need help with a rent split. I’m not sure of the exact size of the rooms but they are as follows:

Double with en suite & walk in wardrobe – good size
Large double room with bedside lockers & good provision of double rail built in wardrobes
Double room – adequate size room with good provision of double rail built in wardrobes
Large Twin/Double attic bedroom with the built in wardrobes.

Downstairs is a large kitchen diner with plenty space for 4 people. The living room is equally large with gas fire. Outside is a south facing paved back garden. There will only be one person per room.

Total rent is €1200 p/m + equal share of all bills

€327 Double with en suite & walk in wardrobe – good size
€291 Large double room with bedside lockers & good provision of double rail built in wardrobes
€291 Double room – adequate size room with good provision of double rail built in wardrobes
€291 Large Twin/Double attic bedroom with the built in wardrobes.

    The above would be fair.

person with own bathroom generally pays more when renting.

    the ratio is roughly(rounded) 28% :24% :24% :24% = 100% of the rent.

then bills should be split at 25% each, as room size doesn't make a difference.

And the fairest way to decide who gets what room is to put the four names into a hat and draw for them. Obviously if there's only one person wants the en-suite, then that's sorted. But you could still do the draw for the other rooms if there's any debate on who gets what. We did that in one house we shared before and it save any arguments.

Ensuite slightly more. All other rooms charges at same rate.

I'm just going by standard practice when sharing. you have a slightly better room you pay slightly more.

In many sharing places an ensuite or a walk in wardrobe can add €200 onto the monthly price easily.so whom ever gets the master bedroom would be getting a bargain really.
