Approximate cost of outfitting a new home.

    I'll be buying in the next two years so it's time to start boning up on the details. Looked at two houses today, one in a very raw state, the other with doors and skirts but no kitchen or bathrooms. I'm wondering what kind of costs I need to build onto the buy price or negotiate on pc sums for these.

    Obviously I'm looking for very rough estimates here, but I currently don't know the cost of, for example, skirting the average 3-bed semi, so a little help fleshing out my ignorance would be most welcome! Same goes for doors and other basics.

    Additionally, while I realise the cost of a kitchen or bathroom could run from a thousand to tens of thousands, what are the averages I wonder, again for a bog standard 3 bed semi? And bathrooms?

    dahamsta, you need to make a list of what needs to be done, for example how much of the plumbing and wiring is done?

    A list of what needs to be done would help. Is the plastering/skimming completed? How far is the plumbing, electrics, carpentry gone? Is partitioning upstairs done? Is the attic finished and insulated?

    I know your tread is about fitting out, but is the house finished externally? and if it is in an estate are the services, roads, lighting and green areas completed? are they in charge of the LA? is there a management company? Although these areas are probably covered by your solicitor, sorry for rambling.

    Give us a list of what needs to be done and we can put costs to it.

    In both houses, the plastering/skimming is complete and the electrics and plumbing are in the walls, but fixtures and appliances need to be fitted and the floors are bare slab. In the first house, skirts and doors haven't been fitted yet and the stairs is unfinished.

    The houses are finished externally and the estate and management would certainly be a concern in the medium term, but I'm looking more at internal completition at the moment. So I guess I'm asking:
    • How much to finish out a bare stairs?
    • How much to skirt an average 3-bed semi?
    • How much to door an average 3-bed semi?
    • How much to floor?
    • What's the average cost of a kitchen for same?
    • What's the average cost of 3 bathrooms for same?
    • How about switchgear and average lighting solutions?
    • How much for the things I'm missing? :)

    As you know you can spend any amount of money on materials and generally the labour will cost the same. I will give you the costings from a recent 1,150 sq ft (107m2) semi-D. Materials and labour are included.

    i have just renovated a 3 bedroom semi old county council house for a client in south dublin,

    removed all the crap from the house and backyard 4 standard skips
    rewired it standard fittings, smoke detect in ever room
    replumbed it
    new heating system
    new kitchen with solid doors
    new engineered doors and skirting all over
    new standared bathroom suite tiled around the bath/shower
    new built in onsuite (none before)
    new downstairs wc ( none before )
    floored and insulated the attic space
    plastered and insulated exterior walls
    new double glazed windows, front door, and frenchdoors at the back
    patio area out the back 400x400 slabs
    painted all over
    carpet upstairs,
    tiled hallway and kitchen/diningroom
    hardwood flooor in the lounge

    all for 49000,euro

    Wilbur, were you happy with the work for 49000??

    I am looking at doing the very same thing on a 3 bed council, terraced house in Nth Counth Dub.

    If someone(a builder maybe) could look at the following and give a rough estimate. Please try to assist me as no-one seems to know

    Complete re-wire
    Complete re-plumb
    New Kitchen (Cheaper version)
    Lean-to rebuilt in order to make the downstairs WC work, and maybe some kind of utility room
    New bathroom downstairs with a shower(there's none at all at the mo)
    New back windows, and patio doors(double glazed)
    Attic floored and insulated. I would want the proper stuff here, definetely fire proof.
    New inner doors
    New heating system
    Carpet upstairs
    I am assuming new floors throughout downstairs


    I would be able with the help of others to do alot myself.
    I would like to think the following:
    tiling
    re-plastering
    stripping walls in order for sparkie to re-wire
    rip out existing bathroom
    Empty the back garden, and whats left in the kitchen
    Could do the attic too depending on how much it'll save me

    Basically, it's a shell, but could be great
    Any thoughts are appreciated

    New bathroom downstairs with a shower(there's none at all at the mo) €2,000

    New back windows, and patio doors(double glazed) €3,200

    Attic floored and insulated. I would want the proper stuff here, definetely fire proof. €1,100

    New inner doors €1,500

    New heating system €3,500

    Carpet upstairs €2,000

    I am assuming new floors throughout downstairs €2,500

    Total €49,800

    If the house is a shell there is probably a lot more to be done including the following:

    Insulating, plastering,drylining & ceilings I could do with help, and probably the attic. Skirting I can do with help of friends.
    I know a couple of sparkies too that I think would do it for mates rate persay
