    Simple question.
Is it a legal requirement to get a BER cert for a house extension or renovation or does it only apply to new builds.?

    To answer briefly:

The first part: no - you do not need a BER for a house extension/rennovation. If you ever come to sell your house, you will need a BER.

A BER is required when selling and/or renting out both new and existing houses.

A BER is required when selling and/or renting out both new and existing houses, and when occupying a newly built home.....
