is it possible to find out how many farms come up for medium to long-term lease in different counties and the rent payable?

how do lease auctions work? is it the same as a farm for sale where everybody goes along at a specified time and highest bidder gets the land?

Firstly, its not possible to know how many farms are up for lease cause there is no database of these farms. Many farms are leased privately, some are leased through auctioneers. It is rare that you will see a farm 6 year lease up for public auction, but if it does then yes, the highest bidder will win.

Finally, rent payable depends on many factors including the quality of the land, the amount of sheds or handling facilities on it, water supplies, roads, and the amount of a single payment that comes with the land.

Would love to be able to find the answers to your questions for myself as I have been looking for the last 12 months for 30 - 60 acres on a 6 year lease in Longford, leitrim or Roscommon, but as yet I have not got anything suitable. I have contacted several auctioneers in these areas and already spent a lot of money on advertising in local newspapers. All I've got are timewasters so far.

yeah i suppose its a lot easier to get a 12 month lease but of course there's no REPS with that.

here's an idea reilig. you have the list of all the farmers getting payments like SFP and REPS from the department of agriculture database. get a list of landowners in longford/leitrim/roscommon from land registry. the farmers who aren't on the department payments list must have their land leased out. then you go knocking on those doors to see if the lease expires soon and they want a new tenant

To be honest with you, that would take weeks. There's probably 5000 to 10000 landowners in the 3 counties on the land registry database. Then to compare this list with the list of department payments would take more time than its worth.

Also, I don't think farmers - especially retired farmers with land to lease would appreciate me calling them out of the blue saying "I found your details on a website and I see that you don't have a farm payment". They wouldn't be long telling me to f off and mind my own business.

Yes, please don't do that. That would be exceptionally irritating for the landowners you targeted.
