What's left to budget for?

    Evening folks,
    Services are in place & almost finished plastering inside, so after scratchin my head for a while I'm trying to figure out how much more work I've left to do on the build & consequently, how much more I will have to spend (roughly). I figure I still have to do:

    External:
    Groundworks
    Aggregates/paving
    Septic tank/soak pits & percolation beds
    Proper fencing
    Paint (this will hold for a while)

    Internal:
    Floor insulation & screed
    Plumbing (to incl boiler)
    Electrical 2nd fix
    Carpentry 2nd fix (to incl kitchen/stairs/flooring)
    Paint
    Carpeting
    Tiling
    Bathroom sanitary ware
    Light fittings

    Have I left out anything glaringly obvious that I can't move in without?:eek:

    Entrance splayed walls, piers and gates. Levelling and planting of lawns. Footpaths, ramp & level access. Shower doors, splashbacks, Utility room fittings. General furniture. Any remaining solicitors fees, supervision fees, Certificate of Complinace.

    Sorry didn't remember if these had been included above.

    Thanks all - just had the plumber in for a look - ouch. The euro's will be stretched!
