Landlord wants us out/What can we do

    Hi, I would really appreciate any advice anybody can give. Basically I have lived in a house share situation with 3 other people for over 6 months. The landlord as far as I know is unregistered and we have no lease, this evening we got a text from the landlady that she was giving us 1 months notice to leave as she wants to move a family into the house. Can she do this? we don't want to move out. we don't owe any rent, house is fine. she wants us out as she is having trouble renting one room and wants to rent as a unit to family. thanks

    Try contacting citizens information on this ( since we cannot give you legal advice on the forum- see rules).

    FWIW I don't think it's worth the hassle even if you did have a case.

    As above contact threshold. As far as I can recall, if it is her family she can give you notice. I don't know the timescale.

    If this is the case after contacting threshold, and if that is the case tell her so. You can see if you can come to some form of agreement then.

    No she can't do it. You have a Part IV Tenancy under the Residential Tenancies Act so you are entitled to stay for 4 years. Doesn't matter nothing in writing, once you are there six months then you automatically get a 4 year tenancy.

    She has to give you written notice in the proper format and can only evict you in certain circumstances. If she wants to move in it can be enough but giving it to relatives as tenants may not.

    Re-reading your original question. As above but I thought it was her family she was put in instead, it's not. Therefore she can't evict you legitimately.
