Self build direct labour structural indemnity?

    Question for people building by direct labour.

    Did you put in place structural indemnity similar to housebond e.g. "premier guarantee" for your houses?

    How common would it be for a direct labour build to have some sort of structural indemnity in place?

    Normally you would have your arch/tchn/engineer supervising the works and their PI cover should be adequate.

    In simple terms, it indemnifies your professional - therefore if he / she states it complies then it must comply - otherwise they are liable for an untruth. If an untruth can be proved.

    If your professional designs it and it falls down, then the professional is liable and you are covered.

    Its complicated but you can basically claim if your professional has designed something wrong.

    Unlike homebond, it is not a policy on your actual structure, as such.

    Homebond may make 3 site inspections, (I will make 10 or 12 and issue certs in writing. I also maintain a photographic record, so all structure as built, can be seen by a third party.) Site inspections by a professional, with P.I, including stage payment draw downs is great value IMO.

    Its standard to a point but you must complete a proposal form first to allow the insurer to see what activities you are involved.


    Edit: I thought you were looking to take out PI cover.
