Timber Frame Party Wall Query

    is there anything wrong with this timber frame party wall construction
    Its in a kitchen area.


    12.5 plasterboard on
    battens on
    2 no layers of 12.5 plasterboard on
    Timber frame Studs (integral quilted insulation)
    OSB
    50mm gap
    construction reversed

    i have stood a lot of timber frame from various companies and that is exactly how the companies want them done,and as far as i know that is up tp regs.......is there sound problems???

    no....

    have you ever seen OSB on both sides of the TF studs??

    A problem has arisen, a leak behind a dishwasher, and a lot of the construcion needs to be stripped away..... the three layers of plasterboard are destroyed and seem to have aided the migration of moisture through the building.... im just wondering if a layer of OSB on the subject side of the TF studs would have prevented a lot of the moisture entering the structural studs....

    there should a moisture barrier underneath the plasterboard tight to the stud,i have seen osb on both sides of studs.is the leak coming from your house and stayin in yours or is it comin from one house and into the next?

    its not my house, i was asked to do a damage report on it... and i want to comment on the suitability of the TF system.

    so are you saying there should be a polyethelyene layer between the PB and the studs??

    you will see on it a 19mm 'plank' type board.... is this typically OSB

    im not certain if its regs(fairly certain it is) but every TF i have done we have used polythelyene between the stud and PB on all external,party walls and truss joists
    ya plank type board is almost always osb and sometimes 1/4 ply if spect by engineer

    thanks dazz...

    ive had a look through some regs (moisture, workmanship, structure) and i cant find anything specific on it.....

    surely if the TF system is agrement certed, it conforms with building regulations.... this system is certed.....
