Backland Developement question

    Hi,
    Myself and my girlfriend are currently looking into building a house on a piece of land she has been given.
    There is road access to the site and her grandmotheres delapedated cottage is beside the land we're trying to build on.
    We've already had a pre planning meeting about the piece of land and the planner has more or less said not a hope due to it being back land develpement.

    Has anyone been successful in building on land, considered backland development?
    Are there any tips, suggestions, websites, any information you can provide that would help me out. I'm not simply going to take the planners word on it.

    We're not exploring the option of renevation the cottage yet as it's location is not ideal.

    Any help at all would greatly be appreciated...

    You should retain a local professional to get good advice from. Issues such as access, residential amenities, sewage treatment and restrictions contained in the county development plan would all need to be addressed.

    Every site is diferent and every Planning Authority have their own guidelines so its best to engage someone local who is familiar with the site and the requirements of the development plan.

    Kells Co Meat5h are about to embark on a (completely crazy) plan to develop a whole new town centre on their backlands, so you might have a look at their plans on the Meath Co Council website. It could provide a nationwide precedent which would supercede your local authority.

    What part of the country are you in ?
    Backland development is a problem beacuse of overlooking issues. We all have seen cases where the a LA will go against its own development plan and grant backland development if you can demonstrate that the cottage and the new house cannot be easily split up and sold seperately (single entrance, combined treatment system, linked driveway, letters from occupants, etc.,)
    You have other options:
    i) New house with granny flat replacement for cottage.
    ii) Renovate and extend the existing cottage for your own needs.
    iii) Replace existing cottage with small cottage in line with your house at the back of the site.

    are we to assume this development is in a rural area?, or within a town boundary??

    some councils look favourably on backland development when its for family memebers of the landowner..... kildare is one.

    perhaps you can agree to an occupancy condition as part of conditions.

    This would be backland developement in a rural area.. Only got word back yesterday through the architect we're using about the pre planners reply. Think the planning office is supposed to send out a letter so I'll see exactly what it has to say.
    Trying to find out as much info for myself about how all this works..

    Download the county development plan from your local authority's website and check on the development requirements for one off rural houses, also see if they are reviewing their plan, Backland development was not allowed in mayo but is now, (everything else is harder though!!)
