    I've really messed up, we extended our home to the rear by about 20 square metres appprox being sure that we were well below the 40 square metres limit but have just found out that this is only for detached houses and that the limit for our end of terrace corner site is 12 square metres:eek: This is the only rule we've broken.
    Can anyone offer any advice as to what I should do. Do I say nothing and just wait and see as none of our neighbours have complained and the council have not contacted me, or should I apply for retrospective palnning permission?:confused:

    don't do this your self

    retention will not be automatically granted just because you apply for it

    you may be refused and may face enforcement action

    find a very good very experienced professional

    Alfa Mark - DON'T PANIC!

    The 12.0m.sq. limit is for first floor extensions!

    You can extend a max. of 12.0m.sq. at first floor to a terraced/semi-detached houses (subject to certian critera) and 20.0m.sq. to detached houses.

    The 40.0m.sq. rule for single/storey ground floor extension applies to all houses (again subject to certian critera).

    I assume your extension is single storey?

    I tell you - you nearly made me sh**e my pants! :D

    Alfa Mark, try reading the exemption regulations very very carefully. You have been misinformed. The exempted limit for all houses is 40m². the 12m² bit is from Schedule 2 of the planning regs and refers to extension above ground level, ie first floor level. Check the requirements of schedule 2 and you might be ok.

    Thank God for that. I was caking it here. Before we built it I was certain we were ok but today reading the Irish Indo it stated extensions for terraced/semi d's was 12 sq metres and I was really shaken.:D

    Yeah - getting a bit fed up of papers mis-quoting and mis-guiding people!

    Yeterday Irish Times advised somebody to get BER Certificate for their existing house. This could be done by contacting either SEI and/or Assessors on SEI register.......as per other threads.....this will not be happening for that particular person! :rolleyes:

    Can we assume your extension is single storey?

    No disrespect but a daily newspaper is not the place to find details of planning law and exemptions. I'm glad you got good advice here.

    I think it is always wise to contact your local Technician, Engineer or Architect for professional advice. As stated above 40sqm is exempt provided you meet the strict criteria. Being exempt from Planning Permission does not make you exempt from Building Regulations.

    All structures, including extensions built after 1992 must comply fully with the Building Control Act. Anyone intending to build an extension must get advice regarding insulation, airtightness etc.
