Name that movie...help!

Guys,

I can't remember the name of a film I saw years ago (and would love to see again). Could someone help me out ?

Films starts with two guys (janitors) in a basement(?) and they accedently stumble upon some old government canistors containing some bodies. They end up letting one out and it runs around like a lunatic. They chop it up and eventually incinerate it. Smoke rises up into clouds and we see rain falling on gravyeard.

Kids having a party (!?) in graveyard then encounter the zombies.

Was this a dream I head or was it actaully a movie ?

I vaguely remember a film 'The Corpse Eaters' were 2 couples were 'partying' in a graveyard and there was a rain storm then plenty of Zombies. Could be the same one.
