Tenants are urgently needed to occupy 2 rooms in this house, located in a quiet housing estate just off Carysfort Ave.

470 per month + bills and 540 + bills OR 590 and 660 + no bills, whichever you prefer. Bill vary throughout the year, but the average cost last year for all bills was approx 115 per person per month.

House is fully furnished and includes large, well equipped kitchen, large sitting room with 50" HD TV, 3 bathrooms, front and back gardens and loads of storage space in shed and attic. We have digital TV and "20" MB wireless broadband. There are 2 bathrooms to 4 people and we have a very powerful power shower.

The house is 5 minutes from the morning bus to town and 25 minutes from Blackrock Dart station. It is also 15 minutes from Stilorgan shopping centre and has a shop, pub, pharmacy and petrol station within 5 minutes walk. There is parking for 2 cars.

We're looking for anyone who is fully employed, between the ages of 21-35 and open minded. People from all walks of life will be considered. Due to contractual restrictions, we cannot accept students (including post-grad) or anyone who isn't in full-time employment. PhD may be considered if you are in a paid post and can provide the owners with the relevant reference. A reference from your job, bank and previous landlord is required. If you bring these references to a showing, we can offer the room on the spot.

Who is in the house right now? One male, one female. We are both secular libertarians, friendly, outgoing, and looking for people who would be conducive to a happy and relaxed atmosphere. We want everyone to feel at home, and as such friends and family are allowed over any time, and small - medium sized social gatherings are permitted.

Also, bills of 115 per person per month? that seems a bit steep
I'm in a 4 bed house and we seem to average about 70 per person per month across ESB + Gas + NTL + Internet

I'd always welcome efforts to reduce bills, of course! It's a 5 bed house with 6 people in it last year.
