Advice on starting a convenience store

I live in a rural village which has had some units recently built, 1 with a 2500 sq ft convenience store in mind. I don't have any experience in a shop myself but run my own similar type business so am used to very long hours and the responsibility that goes with it.
The village does not have any passing trade, businesses or secondary school so the shop would rely purely on local residents. On the plus side the nearest other supermarket is 5 mile away and due to the recent boom there are quite a few houses most of which are being lived in. I estimate there are at least 450 houses within 1 mile, cant really go by last census figures as a lot of houses were built since then. The only other shop in the village is very small and has been there quite a while.
Can anybody in the know advise me on what population criteria I should be looking at also franchise wise what are the differences between them and what kind of margins are involved?

Please do NOT do this, everything is wrong about it. I'm being very serious, its a very bad idea for every single reason associated with it.
