You'd probably serve yourself better if you put some of the details here, rather than make people click on the ad.

For example, you should highlight the proximity to the DART station here - I actually know the location as I grew up in Sutton and it is very handy for the train (5 mins walk) and even handier for Superquinn from where you are.

Might also want to describe the room itself a bit more, maybe a photo? I'm not interested myself (would live with my parents there if I was) but to capitalize your own chances.
