Advice about getting a turn-key house built

    Hi there
    I am looking at building a 200m squared house in Dublin. I have no time or skills for any degree of self-build, I want to contract out the entire job to someone else. Have any of you done this? How much does it cost and do you have any recommendations for which companies do this kind of thing?

    I want a very well finished and insulated building. I have an architect but I don't want him involved much in project managing the build other than to sign off on the construction.

    You are looking @ €150-180 per m2 thats in the Muster region for a contractor to build the house and about €100 per m2 direct labour.. That now costs since the "crunch"..

    This is contradictory . You will need the architect to act for you - fully . Sadly often the only way to enforce standards from a contractor is to affect ( reduce ) his progress payments . Take that authority away from the architect and he is seriously undermined . I would NOT accept an appointment on the basis you outlined .

    I have a friend who contracts works around D suburbs. He is building at €1,130/sq m plus PC's for kitchen, tiles & labour, fitted WW's & PC's for all fixtures, fittings and furniture. If you are demanding on your deadline the price goes up. Should give you an idea.

    You may not want your architect to manage the build but you will need somebody to do so. In any case I would not engage an architect to do so, you would be better served by employing a specialist project manager to coordinate the work and enforce the standards you require. An architect should be able to draw up a detailed specification, and a QS could be of use to draw up the BoM for the build.

    If they are building at that rate they will be kept very very busy. :)

    What are "PC's"? private contractors? and WW's?

    Are there any firms that can be trusted to build a high spec house without much management? I had a look at <SNIP> but there was too much noise travel between the rooms.

    PC = Prime Cost. Its a fixed amount included in a builders estimate in respect of things like fireplaces, kitchen units, bathroom fittings etc and sometimes the electrical works and plumbing and heating. Basically they will supply and fit a particular fireplace say for example €1500. If you want a dearer one you pay the extra cost or if its cheaper then they refund the difference.

    WW = wardrobes

    As others have said you should have someone there to supervise and manage the project.
