    Hi,

    Just wondering if I start a business from home - do I need planning permission? I have a shed out the back that I plan to use - will have customers visiting me but I have room for 4-5 cars in my driveway so that hopefully won't be a problem. However I do have neighbours that are the biggest complainers and I'm sure will complain about anything. In fact they already have when I decided to cut my lawn at 10 am on a sunday morning.

    But if you are a sole trader (not a limited company) I dont think the rates come into it.

    BTW - Your neighbours sound the worst...

    You will also need to consider Public Liability Insurance, however unlikely it may be if someone is injured (especially a visitor or customer) it could cost you a lot of money.

    I would also look into the rates situation yourself if I were you. As far as I know if you work from home on your own then there's no issue but when you start accepting visitors (customers) or staff working in/on there then your property changes from a residential premises to a commercial one.....therefore your local authority will come looking for money from you.

    You can chance your arm and see how the business goes before you register the property etc as a commercial enterprise but by the sounds of it your neighbour will grass you up before then, especially if your customers cause any problems with noise or parking.

    You only need planning permission if you're building something.
    You need planning permission for 'change of use' to run a commercial enterprise from a home.
