Changes after Planning Approval

    I'm just curious as to what if any changes can be made to plans after FPP is granted. Is it just external facades that are 'locked' and the inside can be changed or is there certain elements of the external that can be changed also.

    P.S I have no intentions of flouting any planning laws and don't condone it but am just curious at this stage

    Depends on what you want to change really. fenestration of windows could change to make them comply with part B. Generally changes to the rear dont cause much fuss within reason. If you have an architect it will depend on what they will be happy to sign off on at cert of compliance stage.

    Some LA's don't allow any change inside or outside by including a condition which states 'the dwelling should be constructed in accordance with the plans, details and layout as submitted on the (whatever date) as part of the planning application'. This is very restrictive on whoever is signing off for the Cert of Compliance.

    That's why I always put ' internal layouts may change slightly ' on the plan layouts!

    Yip, its all down to the old certification and the use of the word "substantial".

    Quazzie2002 every job is different, every PA is different and every person signing off is different. As was pointed out I believe that all PA's grant permission on the basis that the house is to built strictly in accordance with the plans submitted. So the official line is no change at all.

    I dont want to see people posting here that you can change this that and the other as I dont think it fair to have anyone leave this forum with the notion (or worse again quote posts from here) that they are entitled to make changes to their project at construction stage. The only changes that can be made will be whatever their Planning Authority and/or their Project Supervisor are prepared to put down in writing.

    It is of course best to stick to the plan - build to your permission

    But sometimes a change may become apparent in mid build that is so worthwhile in terms of the house design . This is where the appointment of an experienced professional can add so much value to a project . They can make good value judgements .

    One technique is to prepare a drawing with the change(s) and formally issue ( i.e. write a letter ) to the planner with a phrase something like "would you have a difficulty if we applied to retain this "

    Be aware that LA retention fees are expensive - you may make what you think are modest enough educational changes - which don't increase floor area - you will still be charged on the entire m2 of the development - significantly more than what the original fee cost you

    sinnerboy be grateful that im in a good mood. You are on the verge if not over (arguable) of suggesting that people change their project and look for retention.
    That is just not on.

    I could see this happening yet nobody appears to listen.
