    anyone els find all the leases are for one year only? how is everyone getting around this??

    Potentially you get a replacement for the time you aren't there.

    Sub-letting the apartment over the summer or alternatively quit the lease and not get your deposit back andd find somewhere new for next year.

    Dangerous game. You contracted for the year, they can sue you for the year (although yes, they are likely to settle for less).
