    Folks,

    Say a three bedroomed house gutted by fire. How much roughly would it cost to have it done up (structure is sound) to a reasonable standard or is it too vague a question?

    It is a vague question alright but the best I can advise is to get a local engineer/architect/technician to give you a full breakdown if its needed for insurance purposes. There is a link to a site for reinstatement costs if I can find it.

    Allow €100 per sq ft.
    More if terraced or on the side of a street! (difficult access)
    Get advise as stated above.
    There can be many factors...
