Getting Planning Permission in Connemara Gaeltacht

    Anyone know how difficult it is, and how long it takes, to obtain planning permission to build a new house in Indreabhán (Inverin) area in Connemara (4 miles west of Spiddal)?

    I hope tp retire to there next year and build a passive house, and am wondering how long it will take to secure permission. My parents are from the general area and I'm a fluent Irish speaker. All info greatfully received, in English or Irish.

    De gnáth caithfidh tú 'housing need' a bheith agat - ie go mbeifeá ag obair san áit nó ag cur le eacnamaíocht na háite. Bheadh sé ina bhuntáiste cinnte go mbeadh gaeilge agat. Tá an comhairle an-dian ar thithe aonaracha is go háirithe do dhaoine nach as an áit dóibh ach ós rud é gur as don áit dod mhuintir bheadh cás agat.     You usually have to have a housing need - ie that you would be working in the area or adding to the local economy. It certainly will add to your cas that you have Irish. The council is not favourable towards one off housing especially people who are 'not fom the area' Seeing as your parents are from the area you should have a good case. You do know that sites are extremely expensive in Spiddal at the moment - I hope you have a hefty retirement fund!!!

    Just think Smashey, what would your old Irish teacher think?:D, personally I couldnt do that without substituting a few french verbs and german nouns for the Irish, Adds a bit of colour.

    When I was in Connemara I couldnt get over the amount of one off houses plastered all over the place, It should definately work in your favour that you are Irish speaking and have a local history. Talk to a local planner or Architect that has experience in the area. You could probably even talk to TG4 to see if they wanted to do a documentary on your build.

    This has nothing to do with "compulsory Irish". This is an open forum and not everybody will have Irish.

    English isn't compulsory here, but communicating your view to the majority of people is compulsory... and we all seem to speak English, so its just good manners really!

    I hear when building in connemara you literally have to find a hole in the ground so you dont block any of the views. there is some info on the galway.ie under the planning permission section when talking about level of views etc
