A bit of help with boarding kennels please.

    I can just see muffler and Mellor preparing a "moved to animals and pets issues" reply. :D

    Anyway, I'm preparing an application for boarding kennels. It won't be very big but I might have a problem with waste disposal. I found a yoke called "whoopsy away" :D:D on google which looks like a commercial waste disposal unit for catering extablishments only it's for for canine waste matter. It breaks the stuff down and pipes it to the sewers.

    Now, my client has a septic tank and I thought this could be a problem. Has anybody ever come across this issue and if so, what is the solution?

    If the product has an IAB cert for its intended purpose then it should be ok. Is the existing septic tank sufficent to cope with the proposed development? (I assume there will be additional bathrooms etc.) If it isnt and a treatment tank is needed then pass the buck onto the guys sizing this!:D

    you may need to quantify the waste... perhaps assume 1 dog = 1 human in waste output....

    therefore if the septic tank is able to take the extra loading, fine, but if not you may need to consider upgrading the septic tank....


    otherwise look at on site storage and occassional dispersal over lands....

    Will dispersal of doggie do over lands be acceptable to Environment Department. I'm not sure it will.

    my kids riding school just seem to pile the horse waste stuff up and allow it to rot - sell it later to gardners

    can you not do the same with doggy dooz ?

    Dog and horse excrement are two entirely different things.
    I would imagine discharging to the septic tank would be the best solution especially if combined with that 'whoopsie away' yoke. Capacity shouldn't be a problem if they wont be flushing excessive amounts of water in with it.

    As you say, you might as well go with it and let them ask the difficult questions if they wish.

    As Jimbo said, two entirely different things. Horse waste can be used as a fertiliser while dog waste can be dangerous.

    Dog doo is dangerous. Cts and dogs can get a mite, if passed in doo, its dangerous if kids touch it. Can cause blindness in kids!

    Try septic tank and "whoopsy away". Waste is waste and micro-organisms won't be able to tell the difference! It will break down the same way.
    Its unlikely the Council will believe you will scoop daily, stock pile, and turn to manure over time. But I'm sure it would compost well!

    Interesting question... let us know how you get on.

    No problems. They accepted the "Whoopsy-Away" and we got a site assessment done to see if the existing system could cope with the additional loading. The existing septic tank is fine and remains while a new percolation area is required as the existing percolation was a bit on the small side.

    The biggest issue with the whole thing was with the County Vet regarding temperature, ventilation, food storage, exercise and especially hygiene.

    Your initial queary was a little before my time, but the last kennels we did we included a treatment system and percolation area at the request of the LA and they granted planning permission. A problem we found when it comes to break down of waste, doggy doo doesn't (breakdown as good as human waste) and the treatment system needs a lot of maintanance.

    Anyway, well done on the planning and enjoy the beers.:)

    I'll certainly enjoy the beers. :)

    I thought the biggest problem would be the location as it's along a national primary road and was really surprised it wasn't an issue.

Does anybody want to hazard a guess at how much it would cost me to get plans drawn up for a new boarding kennels (12ish). Pretty much on blank land. There is an existing foundation 8x16mtrs already there, and the bio cycle that goes with the house, thats it.

    If this is too vague a question, I apologise and you can ignore it!! :o

    Nothing too vague around here. :)

    You should contact some Architects/Architectural Tecnicains in your area for a price for the planning aspect. Please be aware that you'll have to get a site assessment done to see if the existing bio cycle system can cope with the additional loading from the kennels. Also, you will need to get a fire safety certificate as well.
