Boiler House

    Hi,

    Just wondering are there specific planning guidelines on building a boiler house?

    All i can find on the various exempted development links are that a boiler house is exempt development along with storage for 3500 liters of oil. Whereas for a garage they list the max roof height/square footage etc.

    I'd like to build a boiler house with storage for 3 - 5 tonnes of wood chip, the boiler obviously, plus have solar(hot water) panels on the roof of it.

    Are there specific height/size/planning limits on boiler houses i should be aware of?

    CLASS 3
    The construction, erection or placing
    within the curtilage of a house of any
    tent, awning, shade or other object,
    greenhouse, garage, store, shed or other
    similar structure.

    1. No such structure shall be constructed,
    erected or placed forward of the front
    wall of a house.
    2. The total area of such structures
    constructed, erected or placed within the
    curtilage of a house shall not, taken
    together with any other such structures
    previously constructed, erected or placed
    within the said curtilage, exceed 25
    square metres.
    3. The construction, erection or
    placing within the curtilage of a house of
    any such structure shall not reduce the
    amount of private open space reserved
    exclusively for the use of the occupants
    of the house to the rear or to the side of
    the house to less than 25 square metres.
    4. The external finishes of any garage or
    other structure constructed, erected or
    placed to the side of a house, and the roof
    covering where any such structure has a
    tiled or slated roof, shall conform with
    those of the house.

    5. The height of any such structure shall
    not exceed, in the case of a building with
    a tiled or slated pitched roof, 4 metres or,
    in any other case, 3 metres.
    6. The structure shall not be used for
    human habitation or for the keeping of
    pigs, poultry, pigeons, ponies or horses,
    or for any other purpose other than a
    purpose incidental to the enjoyment of
    the house as such.

    For some(totally unfounded) reason i was under the impression that a boiler house was somehow seperate from this. It doesn't specifically mention a Boiler house in that list.

    Does that mean that as i have a garage of 25sqm that i'd have to apply for planning for the boiler house/store?

    Just doing some more research on this.

    A boiler house comes under class 2 exempted development. Would that not be totally separate from
    the class 3 from above?
    CLASS 2
    The Provision, as part of a central heating
    system of a house, of a chimney, boiler
    house or oil storage tank
    The capacity of any such oil storage tank
    shall not exceed 3,500 litres.

    Class 2 was also extended in 2007 for the exemption of Biomass boilers and storage.


    So would i be right in thinking i could build boiler house and storage for say 5 tonnes chips/pellets alongside the existing garage?

    more than a fair question

    putting your garage aside for a moment .....

    a wood pellet boiler and the associated fuel storage could be argued to be still a boiler house

    however it could be interpreted that due to the relatively large size of WPB + fuel store, ( compared to the typical size of an oil bolier - portaloo size ) that the exempt dev regs do not apply .

    to be "safe" if you observe the class 3 regs then you are sorted

    now the garage

    if it forms part of the planning permission existing now - and if that permission has no condition to the effect that - " you are not entitled to exempt development " , then you can buid a class 3 shed and use as "bolier house and fuel storage shed"

    I agree with Sinnerboy.
    Class 2 :
    boiler house or oil storage tank,The capacity of any such oil storage tank
    shall not exceed 3,500 litres. This would hint at a certain size.

    A garage or shed under 25sqm is exempt but if you already have a garage or shed of that size, then your second structure would require planning permission!
    Otherwise everyone could build lots of structures and call them different names!
    One shed/ boiler house/ garage under or at 25sqm only.
